Tia Politi is a licensed property manager, rental owner, and president of the Rental Owners Association of Lane County. She worked for many years providing residential property management and eviction services, she also worked as a Property Management Supervisor overseeing four low-income apartment complexes through the Homes for Good Housing Agency in Eugene, OR. She serves as the President of the Oregon Rental Housing Association (ORHA), heads up the ORHA Forms Committee, serves as a volunteer instructor for St. Vincent de Paul’s Second Change Renter’s Rehab Program, and teaches classes in rental management through her association.

Class #1: Tenant Noncompliance & Tenancy Termination

It’s more challenging than ever to terminate tenancy in Oregon. You must choose the correct notice, fill it out accurately and serve it perfectly, or your tenant can beat you in eviction court. This class covers all types of tenancy termination, including which form to use, and how to fill it out, calculate your time, and legally serve it.


  • No cause termination:

  • For cause termination:
  • Nonpayment of rent
    Lease violations

Class #2: Eviction 101

A lot can go wrong for a landlord in an eviction action. This class takes you step-by-step through the eviction process including:

  • Document prep and filing with online options
  • Process service
  • First appearance
  • Stipulated agreements
  • Default
  • Defendants answer
  • Counterclaims
  • Trial and the burden of proof
  • Restitution
  • Sheriff lockout
  • Abandoned property and animals


Class #3: Preparing for Trial

Presenting your eviction or small claims case to a judge is where the rubber meets the road. This course covers:

  • What it means to be a Plaintiff or Defendant
  • The burden of proof
  • The code of evidence
  • Legal presumptions
  • Creating a trial outline
  • Organizing and labeling exhibits
  • Calling and questioning witnesses
  • Presentation and staying on point
  • Persuading the judge to see things your way
  • Citing statutes
  • Courtroom protocol
  • Rules of Civil Procedure
  • Responding to the other side’s evidence, testimony or witnesses
  • Handling objections
