Tenant Noncompliance & Tenancy Termination

It’s more challenging than ever to terminate tenancy in Oregon. You must choose the correct notice, fill it out accurately and serve it perfectly, or your tenant can beat you in eviction court. This class covers all types of tenancy termination, including which form to use, and how to fill it out, calculate your time, and legally serve it.

  • No cause termination:
  • First year of occupancy
    Reset first year of occupancy
    Two-unit, owner-occupied
    Qualifying landlord reason
    Relocation expenses
  • For cause termination:
  • Nonpayment of rent
    Lease violations
    Harm or substantial damage
    Unlawful occupants
    Documenting tenant violations
    Describing tenant violations
  • Mutual termination - cash for keys
  • Reasonable accommodations
  • Legal defenses to termination
  • Penalties for wrongful termination
  • What to do before and after your notice expires
